Why Lexington yards hold water

Fayette County is Inner Bluegrass country. The Kentucky Geological Survey describes the county's bedrock as the Ordovician-age Lexington Limestone, with gently rolling topography above it and a landscape shaped by springs, sinkholes and sinking creeks. That limestone is easily dissolved by groundwater, so underneath many lots there are solution channels and voids that either swallow water quickly or refuse it entirely, depending on where the soil is thin and where it is thick.

The soil on top of that rock is the real reason your yard stays soggy. The USDA-NRCS official descriptions for the Maury and McAfee series, the two signature soils of the Inner Bluegrass, show a silt loam surface only about 7 to 9 inches deep over a subsoil of silty clay loam, silty clay and clay. Maury runs to roughly 53 inches of that clay; McAfee sits on hard phosphatic limestone at just 20 to 40 inches. Water moves through the topsoil fine and then hits the clay and stalls. On a compacted subdivision lot where the topsoil was scraped and regraded, the clay is often right at the surface.

Then there is the rain. NWS Louisville's 1991-2020 normals put Lexington's annual precipitation at roughly 50 inches, with May the wettest month at about 5.4 inches and a wet stretch running from March through July. Spring storms land on clay that is already saturated from winter, which is when most people first notice a pond in the side yard or a wet spot along the foundation.

Lexington-Fayette Urban County Government's storm sewer system carries runoff from roofs, yards and streets straight to creeks with no treatment, and every developed parcel pays a Water Quality Management Fee to maintain it. But the public system stops at the curb inlet. What happens on your lot, from the downspout to the property line, is a private drainage problem, and that is where a properly built French drain or regraded swale earns its keep.

How a drainage assessment works

Every job starts with a walk-through while the problem is fresh in your mind. We want to know where the water pools, how long it sits, whether it shows up after every rain or only the big ones, and what is downhill of it. If you have photos from the last storm, bring them. If it is raining when we arrive, even better.

Then we read the lot. That means checking grade with a level from the foundation out to the property line, finding where the downspouts discharge, probing for the depth to clay, and looking for any depressions that could be an old sinkhole taking water. Fayette County lots often have a legitimate outlet nearby - a curb, a rear swale, a storm inlet - and the whole design turns on getting water to it with fall the entire way.

You get a written plan that names the system, the route, the pipe size, the outlet and what the yard will look like afterward. No pressure to sign anything on the spot. If the honest answer is that a cheaper fix like downspout extensions and regrading will solve it, that is what the plan says.

Signs your yard needs real drainage, not another bag of topsoil

Our approach

How the work gets done

Drainage is not complicated, but it is unforgiving. A French drain with a flat spot in it is a buried bathtub. Pipe wrapped in the wrong fabric silts shut on Bluegrass clay in a few seasons. So the approach is boring on purpose: dig to consistent fall, bed the pipe in clean washed stone, wrap the stone rather than the pipe, and daylight or basin the outlet where it can actually discharge.

We say no to some things. We will not run a downspout or drain line into an open sinkhole, because the Kentucky Geological Survey is clear that water entering a karst aquifer is not filtered, and because concentrated flow into a sinkhole is how cover-collapse sinkholes get started. We will not push water onto a neighbor's lot. And we will not sell a sump pump for a problem that grading solves.

Before anyone digs, utilities get located through Kentucky 811. When the trench is closed, the yard gets topsoil and seed or sod, not a strip of bare clay. You can expect a clear explanation of what was installed and where it runs, so whoever owns the house next knows what is under the grass.

Why use a drainage specialist instead of a general landscaper

Plenty of good lawn and landscape crews in Lexington will dig a trench and drop in corrugated pipe. The difference is what happens when the problem is not obvious: when the water is coming from a spring line at the limestone-shale contact, when the lot has no fall to the street, or when the wet spot is actually a slow sinkhole taking water and moving soil. Those call for someone who does drainage every week and has seen how Inner Bluegrass lots behave.

Drainage work is also the kind of job where corners get cut underground where no one can see. Knowing the difference between a drain that works for two years and one that works for twenty comes down to fall, stone, fabric, cleanouts and the outlet. That is the whole trade, and it is the only trade this site is about.

Straight answers

Do I need a French drain or just better grading?

Grading first, always. If water is pooling because the lot is flat or slopes toward the house and there is room to regrade so it slopes away, that is cheaper and more reliable than any pipe. A French drain is for when there is no room to regrade, when water is coming up from below rather than running across the surface, or when a low spot has no natural outlet. The on-site assessment tells you which case you have.

Where does the water go once you collect it?

That is the first question on every Lexington job. Options are a curb cut to the street, an existing storm inlet with permission, a rear swale or drainage easement, a dry well where the soil accepts it, or a pop-up emitter in a lower part of the lawn. What we do not do is discharge into a sinkhole or onto a neighbor's property.

Will a drain cause a sinkhole?

A properly outletted drain does not. The risk the Kentucky Geological Survey describes comes from concentrating water into one spot over karst - a downspout dumping into a depression year after year, a leaking pipe washing soil into a void. Good drainage spreads flow to a legitimate outlet and reduces that risk rather than adding to it. If your yard already has a depression that takes water, tell us; that changes the design.
